About the Property & Facilities Function
By joining the Property & Facilities team within the Global Capability Centre (GCC), you will play a direct role in shaping the future of Officeworks’ physical store network, store assets, and customer experience. The function spans strategic portfolio planning, network optimisation, lease strategy, store refurbishments, new store delivery, and future store formats that support how customers shop, work, create, and connect.
The GCC is a critical enabler of Officeworks’ purpose by supporting smarter property decisions, stronger commercial outcomes, and more effective use of the store network. As the business shifts from rapid store rollout toward a more optimised, insight-led network strategy, Property & Facilities will play an increasingly important role in ensuring Officeworks has the right stores, in the right locations, with the right formats and cost structures.
This is a unique opportunity to join as a founding member of a newly established global hub. Early joiners will help shape how the Property & Facilities function operates within the GCC, influencing future ways of working, capability development, and the evolution of Officeworks’ store network and in-store customer experience.

The Store Planning & Property Operations Manager leads the end-to-end store layout design, technical documentation, store standardisation, and property operations governance for the Officeworks store network. The role exists to integrate store planning oversight with core property administration, unifying store design standards with lease compliance, project administration, and financial record-keeping. By providing technical direction to store planners and managing property operations associates in the GCC hub, the role ensures high-quality architectural deliverables, rigorous lease payment compliance, and streamlined operational support to enable store network optimisation and design excellence.
Where you will make a difference In this role you will:
Store Planning Oversight & Standardisation;
Own end-to-end store layout design, CAD/Revit documentation, master template libraries, and store standardisation across all retail formats.
Review and approve construction and fit-out drawing packs for accuracy, building compliance, and operational feasibility prior to project execution.
Lead equipment prototyping and value-engineering initiatives in collaboration with external suppliers and manufacturers to refine fixtures and joinery systems.
Manage master equipment manuals and automated Bills of Materials (BOM) take-offs to support procurement efficiency.
Property Operations & Governance;
Own financial, record-keeping, and compliance governance for the Property Operations function within the GCC.
Oversee lease administration workflows, ensuring accuracy in payment processing, critical date tracking, and compliance with lease terms.
Direct project administration processes, including tracking project budgets, purchase order creation, and procurement coordination across the store delivery lifecycle.
Team Leadership & Operational Execution:
Lead, coach, and manage a team of Store Planners and Property Operations Associates, ensuring high output quality and workflow distribution.
Monitor team performance, build technical and administrative capability, and establish standard operating procedures across planning and property administration.
Drive operational efficiency by streamlining cross-functional handoffs between the GCC team and onshore property stakeholders.
Stakeholder & Partner Collaboration:
Partner closely with the Store Delivery Manager, Project Managers, and Regional Property Development Managers to align design specifications with project delivery schedules.
Collaborate with internal finance, legal, and store operations teams to support lease compliance and financial reconciliations.
Coordinate technical design requirements and administrative requests with landlords, builders, and external consultants as required.

Property Leadership & Teams: Partner closely with the Head of Property & Facilities, Property Design & Delivery Manager, National Property Leasing Manager, and Supplier & Facilities Contract Manager to ensure seamless operational execution.
Direct Team: Lead, direct, and develop 2x Store Planners and 2x Property Operations Associates in the Bengaluru GCC.
Cross-Functional Internal Partners: Collaborate with Store Operations, Finance, Legal, Commercial, Procurement, and Space Planning teams to support layout sign-offs, budget approvals, and lease compliance.
External Partners: Act as a key operational liaison for landlords, property managers, external architects, builders, and fixture manufacturing suppliers.
What success looks like:
Design Quality & Accuracy: All issued store plans and construction packs are fully compliant with approved blueprints, regulatory standards, and delivered error-free.
Governance & Compliance Excellence: Lease administration and payment workflows are processed with zero compliance failures, and project documentation/budgets are accurately maintained.
Workflow Velocity & Efficiency: Design deliverables and operational administration tasks are completed strictly within agreed turnaround times to meet retail rollout and refurbishment schedules.
High-Performing Team: The GCC Store Planning and Property Operations team is effectively coached, cross-skilled, and operates as a seamless extension of the onshore Property team.

Technical Proficiency: Advanced expertise in CAD/Revit systems, architectural drawing standards, and familiarity with lease administration systems and property financial controls.
People Leadership: Demonstrated ability to manage, mentor, and build capability within a team of technical specialists and generalist administrators.
Operational & Governance Focus: Strong background in managing property records, compliance tracking, budget administration, and process optimisation.
Stakeholder Engagement: Excellent written and verbal communication skills with the ability to partner effectively across global teams and external stakeholders.
